Job Description: The Purchasing Manager is responsible for developing, negotiating, and executing division sourcing agreements for specific spend categories. Purchasing develops detailed scopes of work and budgets for each job. They bid out and hire subcontractors, manage all contracts, submit all invoices, track project budgets, and work with Field Managers to ensure contractors perform well. In addition, the Purchasing Manager is responsible for conducting field audits and ensuring that contractors are performing work per the contract. This position requires 5-10 years of Purchasing experience in the Home Building or industry. The Purchasing Manager position is integral in ensuring quality homes for customers.
Source and qualify vendors as necessary to meet demand forecast for increased production.
Collaborate with Suppliers, Vendors, and Project Managers to establish and improve relationships, quality, and overall partnerships.
Reduce and/or maintain material and labor costs through cost-saving techniques and strategic negotiation with vendors.
Negotiate all vendor pricing of all front-end commodities and labor based on quarterly rate structure.
Analyze multiple vendor bids and create all project budgets.
Evaluate vendor performance and quality. Communicate as necessary to maintain quality.
Negotiate and monitor master contract agreements and vendor work scopes.
Maintain the entire plan and options sheet library.
Responsible for the creation and distribution of all purchase orders and variance purchase orders.
Analyze the cost of goods sold to ensure proper margins are being met.
Continuously monitor and update vendor pricing.

Proficient knowledge of all Microsoft Office applications and Sage 300 Construction software.
Ability to multitask efficiently
